Concrete patio construction in Agawam MA - a slab that drains away from your house

Tired of a cracked, sinking patio that holds water? We build a new slab on firm ground, sloped so rain runs toward the yard.

What goes into building a concrete patio in Agawam?

Concrete patio construction in Agawam means preparing your yard, placing a concrete slab right on the ground, then finishing and curing it, so you get a patio that sits on even support and sheds rain away from your house.

Most people call us because an old patio has cracked, sunk at one corner or holds puddles by the back door, or because they want a flat place to sit where there's only grass now. The price mostly depends on the size, how much digging and base work the ground needs, whether an old slab has to come out first and the finish you pick. The schedule turns on the weather, any permit and the curing time. My written estimate lists the prep, materials and any permit steps for your yard, so you can see what the figure covers. Massachusetts lists ground-level patio installers among the work that doesn't need a Home Improvement Contractor registration, and we're licensed and fully insured all the same.

What happens after you call about a patio in Agawam?

  1. Call or send a request

Call (413) 789-3945 or send the form with a few words about the patio you have in mind. We'll set a time for me to come out, because I look at every job myself.

  2. I measure and write it up

I look at the ground, see where the water runs now, measure and talk through size, shape and finish with you. You get a written estimate that lists the prep, materials and any permit steps, so you know what the price covers before you decide.

  3. We settle the spot and permits

If a stream or wetland is close, I bring it up early so the location gets settled first, and because the Agawam Building Department says a permit is required for any type of construction or installation of an accessory structure, we handle any application your job needs and keep you posted. If you have your own questions about permits, the department takes them at 413-821-0632.

  4. We pour, then walk through

Fresh concrete should be kept from freezing for about two days after it's placed, so we set the pour date around the forecast, and I run the work on site with our crew. When it's done, I walk you through the finished patio and how to care for it.

How we build a concrete patio, and the work that goes with it

We start by checking the ground for weak spots, because a yard that feels firm can still hide soft pockets, an old utility trench or buried roots and topsoil, and any of those can let one part of the slab settle while the rest stays put. Then we dig down to solid soil and pack the subgrade, the layer the slab rests on, so the support is even from edge to edge. We set the forms so the surface slopes toward the yard and not toward your house. Then we pour and give it a broom finish, a light texture that keeps wet feet from slipping. We also cut control joints, shallow grooves that give the slab a planned line to crack along, so if it does crack, it happens in the groove where you'll barely notice. Curing, the slow hardening that gives concrete its strength, starts as soon as the finishing is done and typically runs 3 to 7 days. When a budget gets tight, the base is the last place I'd cut, because a nice surface over a poor base cracks just the same, and once the slab is down, nobody can get back under it to fix the base.

A patio often isn't the only piece. If you'd like it to look like stone or brick, we can do that with stamped concrete, pressing a pattern and color into the fresh slab. If you need a way to get to the patio from the driveway or the back steps, we can plan a concrete sidewalk along with it.

Agawam patio questions, answered

How much does a new concrete patio cost in Agawam?

I can't give you an honest number until I've seen the spot, because ground prep and access change the price as much as size does. A plain broom finish and a simple shape cost less than a stamped pattern or curves, and a yard a truck can back up to costs less than one where the concrete has to be wheeled in. Your written estimate spells out each of those for your patio.

Which way should a patio slope next to the house?

Down and away from the house. Federal building guidance says patio slabs within 10 feet of the foundation should slope that way, so water doesn't collect against your walls. We settle which way your patio drains at the estimate, before any forms go in.

Can I put ice melt on a new concrete patio?

Not in its first winter. Deicers keep the surface wetter and add to the number of times it freezes and thaws, so leave them off that first season and use them in moderate amounts after that.

When should I seal a new concrete patio?

Wait until it has cured for at least 28 days, which is what one supplier's guide calls for. Sealer wears down with foot traffic and weather, so plan to reseal on the schedule the sealer's maker gives.

How do I find out if wetlands rules affect my yard in Agawam?

If you're not sure whether your lot or project falls under the Wetlands Protection Act, you can ask the Agawam Conservation Commission for a Determination of Applicability. If the work would remove, fill, dredge or alter a protected area, a Notice of Intent has to be filed with the commission.

What is the best way to help a concrete patio last through Massachusetts winters?

Ask whether the mix is air-entrained, which means the concrete holds tiny air bubbles that give freezing water room to expand, so pressure doesn't build up inside the slab. That matters for a patio that freezes and thaws over and over each winter, and it works together with the base and joints described above.

  • Stamped concrete services

If a plain gray slab feels too bare next to your house, a stamped pattern and color can give the patio the look of stone or brick.

  • Concrete sidewalk building

A new patio is easier to use when a solid walk leads to it, so you're not crossing wet grass or a tipping paver path to get there.
